BC Land Title Search

What Is a BC Land Title Search?

A BC land title search is the process of confirming legal ownership of a property and identifying any registered interests affecting the land. This includes mortgages, liens, easements, rights-of-way, and other encumbrances that may impact the property. As a result, a title search allows you to clearly understand what is legally attached to a property before making a decision.

In Canada, ownership of land is recorded through a provincial Land Title Office. A land title is officially registered to the property owner and serves as the legal record of ownership. Because land title records are considered public information, anyone may request a land title search to review the details associated with a property.

A land title search is commonly required when buying or selling real estate, refinancing a mortgage, or verifying property rights. Therefore, it helps ensure there are no unexpected claims or restrictions attached to the property before a transaction is completed.

You can also order a land title search online.

What Information Is Required for a BC Land Title Search?

The following is required to complete a land title search:

Legal description or Parcel Identifier (PID)

You can find your Parcel Identifier (PID) on your property tax or assessment notice, or by searching your property on BC Assessment. Simply enter your property address to view details, including the PID, so your BC land title search can be completed quickly and accurately.

Residential Address

You will need the property’s residential address, which can typically be found on your property tax notice, assessment notice, or by searching the property online through BC Assessment.

A land title search can be obtained without a PID; however, an additional $10 fee will apply.

Why Do You Need a BC Land Title Search?

BUYING A HOME

When purchasing a new home, a BC land title search will confirm who owns the property and for how long they have owned it. It will also list all registered charges and encumbrances that may affect the value or use of the property. As a result, you can make a more informed decision before submitting an offer.

REZONING OR BUILDING PERMITS

Municipalities often require a current title search for rezoning or building permit applications. In addition, the City may also require other legal documentation such as the subdivision plan, or copies of registered documents.

PROFESSIONALS

Title searches and registered documents are essential for many professionals, including lawyers, notaries, real estate agents, mortgage brokers, appraisers, developers, insurance brokers, and lenders. Therefore, accurate title information is critical for conducting business and legal transactions.

HISTORICAL TITLES

Historical BC land title searches can be used to review previous ownership or trace a property’s history. These searches can go back to a specific date, family name, or even the original crown grant. However, multiple title records may need to be retrieved to fully trace ownership over time.
